Tax rate is the approximate 2025 rate for a new buyer: ~1.0% unincorporated Sumter, ~1.29% inside Wildwood, ~1.53% Marion, ~1.6% Lake. Bond balance is the remaining CDD bond assessment on a home — verify the exact figure by address. Hacienda straddles the Lake–Sumter county line, so it appears under both counties and both ~1.0% and ~1.6%. Filters combine, so some combinations match no villages. Always verify a specific home by address.

The Villages has more than 100 named residential villages, and the count is still growing as new villages open in the southern area. The developer does not publish an official fixed total. This map shows all 108 villages and named subsections that have pages on this site.
The Villages has three geographic areas, and each pin is colored by its area: the northern area (north of CR 466), the central area (between CR 466 and SR 44), and the southern area (south of SR 44). Area and county are separate things — a village's color is its area, not its county. Pine Hills and Pine Ridge, for example, are in the central area (between CR 466A and SR 44) but sit in Lake County, in the City of Fruitland Park, so their tax rate runs higher than the nearby Sumter County villages. The Villages spans three counties: Sumter County (most of the community), Marion County (a band of six far-north villages), and Lake County (the original northern corridor, the Fruitland Park section, and a southern cluster). County sets the property tax rate, and one village — Hacienda — straddles the Lake–Sumter county line, so always verify a specific home by address.
