Northern Area
Start here if older-home character, Spanish Springs access, or a higher chance of finding no remaining bond matters. County and taxing jurisdiction vary the most here.
Explore the Northern AreaFor comparison, I divide The Villages into three broad areas: Northern, north of CR 466; Central, between CR 466 and SR 44; and Southern, south of SR 44. Those labels help you get oriented, but the right choice comes down to the exact address.
Simple orientation · not to scale
Choose the address—not just the area
Start with the places you expect to visit several times a week. Then compare the specific home’s condition, bond, taxes, insurance, and actual route times.
These are broad planning patterns. They are not property facts or official tax and CDD boundaries.
| Factor | Northern | Central | Southern |
|---|---|---|---|
| Boundary | North of CR 466 | CR 466 to SR 44 | South of SR 44 |
| Housing pattern | Broadest range of older resale eras, from the Historic Section through early-2000s neighborhoods | Mostly mid-2000s to mid-2010s resale homes, with earlier and newer exceptions | Mostly late-2010s and newer homes, plus active development |
| Nearby entertainment hubs | Spanish Springs; some addresses also reach Lake Sumter Landing | Lake Sumter Landing and Brownwood; access varies by address | Sawgrass Grove and Eastport; some addresses also reach Brownwood |
| Bond pattern | Highest concentration of no-remaining-bond homes in current site data | Many lower remaining assessments, with meaningful exceptions | Newer sections often have more remaining, with wide variation |
| Tax geography | Lake, Sumter, and Marion; Hacienda reaches the Lake–Sumter line | Mostly Sumter; Pine Hills and Pine Ridge are in Lake | Mostly Sumter; Dabney, Lake Denham, and Newell are in Lake in current site data |
| Current new-home search | Primarily resale | Primarily resale | Starting point for current developer availability |
Bond status, taxing jurisdiction, home condition, insurance, and golf-cart routes must be checked for the exact address. Entertainment and new-home availability can change.
Start here if older-home character, Spanish Springs access, or a higher chance of finding no remaining bond matters. County and taxing jurisdiction vary the most here.
Explore the Northern AreaStart here if Lake Sumter Landing or Brownwood is central to your routine and you want a broad resale selection. Home era, bond, and county exceptions still vary.
Explore the Central AreaStart here if newer homes, active development, Sawgrass Grove, or Eastport matter most. Verify the exact bond, tax jurisdiction, and route to your regular destinations.
Explore the Southern AreaList groceries, recreation, medical care, dining, entertainment, friends, and golf. Test routes from the actual address.
Decide whether you prefer older character, an established resale, or newer construction—and what updates you are willing to handle.
Compare expected property tax, bond, maintenance, fire assessment, insurance, and condition. County and municipality do not follow the three area labels.
Name the specific courses and facilities you expect to use. Longleaf is an executive course; use the current official golf directory for championship and executive options.
Area labels do not show tunnels, bridges, crossings, or travel time. Check the route to each regular destination from the candidate home.
Shortlist homes by the actual route to your three most-used destinations. Area labels alone do not show tunnel, bridge, or travel time.
Begin in the Southern Area, then confirm the active neighborhoods and homesites available today.
Do not assume north automatically wins. Compare the exact home’s expected tax, bond, maintenance, insurance, and condition.
Search around that destination, then test the actual cart route. A single area can still cover a large distance.
Choose the championship or executive courses you expect to play, then compare routes using the current official golf map.
Tour all three areas before narrowing. Repeat ordinary trips—groceries, recreation, dinner, and golf—not only model homes and entertainment centers.
Property tax follows the parcel’s county and taxing jurisdiction. Bond amounts follow the applicable CDD district and unit, and a prior owner may have prepaid an individual home’s remaining assessment.
Estimate property taxes and read the address-level bond verification guide.
The Villages currently lists nightly entertainment at Spanish Springs, Lake Sumter Landing, Brownwood, Sawgrass Grove, and Eastport. Schedules can change.
Developer new-home inventory also changes. Start in the Southern Area, then check the current neighborhoods and available homesites rather than relying on a permanent list.
For comparison, I use three broad planning areas: Northern, north of CR 466; Central, between CR 466 and SR 44; and Southern, south of SR 44. They are useful location labels, but they are not official tax, county, or CDD boundaries.
Older Northern sections have the highest concentration of no-remaining-bond homes in the site’s current data. That is a starting pattern, not a guarantee. Verify the exact home’s district, unit, annual assessment, and payoff balance.
Central is primarily an established resale market around Lake Sumter Landing and Brownwood. Southern contains mostly newer homes, active development, Sawgrass Grove, and Eastport. Both areas contain exceptions, and route times and ownership costs vary by address.
The surrounding Central neighborhoods are the logical starting point, but the Central Area is large. Check the actual golf-cart route from each address instead of relying on an area-wide time estimate.
Begin in the Southern Area. Developer inventory and available neighborhoods change, so verify current listings and homesites before choosing a village.
It is mostly in Sumter County. In the site’s current data, Dabney, Lake Denham, and Newell are in Lake County. Taxing jurisdiction can create another difference, so confirm the exact address.
