Where this month sits on the inventory scale
This scale describes months of inventory only. It is based on previously owned homes reported to Stellar MLS and is not a complete buyer-versus-seller market score.

Scout's take
The biggest number I’m watching this month is 38 days. That’s the median time it took a home to sell — 28 days faster than last August and about two weeks faster than July.
Prices, meanwhile, have stayed fairly steady. The median sale price was $365,000, up just 1.4% from July and down 1.1% from a year ago. There were 570 homes for sale, about 6% fewer than last August, and 164 homes closed.
The takeaway: there are fewer homes on the market, they’re selling faster, but prices are still holding relatively steady.
What this means for buyers
Buyers have a little less inventory to choose from than they did a year ago, and the better homes are moving faster. The median home sold in 38 days, which means half sold even faster. If you find a home that checks the right boxes, it may not be wise to wait too long before making a decision.
The good news is that prices are not running away from buyers. The median sale price is roughly where it was last August, and the typical home sold for about 98% of its most recent asking price. So there can still be room to negotiate — just don’t assume every seller will have a lot of room to move. Search current listings or review the full cost breakdown before you start touring.
What this means for sellers
The encouraging news for sellers is that homes are selling noticeably faster. The median dropped to 38 days, compared with 66 days last August. But buyers still have 570 homes to choose from, so pricing matters.
The typical sale closed at about 98% of the most recent asking price, which tells us buyers are still paying close to asking when the home is positioned correctly. The lesson for sellers is simple: a well-priced home can move quickly. An overpriced home can still sit, even in a faster market. Source: Stellar MLS InfoSparks, saved segment “The Villages,” filtered to “Previously Owned” (pulled September 9, 2026). Figures cover one reporting channel and exclude new construction. Median days on market (CDOM) is cumulative days on market across relistings. Monthly medians can move because the mix of homes sold changes, even when individual home values do not.
The Villages housing market FAQs
The 3.3 months of inventory reported for August 2026 falls in the “Lower supply (under 4 months)” range on this page. That describes supply within the saved Stellar MLS resale segment only. It is not a complete buyer-versus-seller market score, and it does not include the developer’s separate resale channel.
Among previously owned homes reported in this Stellar MLS segment in August 2026, the median sale price was $365,000, +1.4% compared with the prior month and -1.1% compared with a year earlier. Monthly medians can also move when the mix of homes sold changes.
The August 2026 median cumulative days on market (CDOM) was 38 days in this Stellar MLS resale segment, a change of -14 days from the prior month. In my day-to-day work, homes that are priced and presented well often attract attention sooner, but that observation is not measured by the median.
The year-over-year signals in this report should be read separately, not combined into a single cooling score. In August 2026, median sale price changed -1.1%, homes for sale changed -5.8%, homes sold changed +0.6%, and median CDOM was 28 days faster than last year. All are from one Stellar MLS resale segment.
Market timing is difficult to predict. The better question is whether the available homes, ownership costs, and timing fit your plans. I can compare the specific village, home type, condition, and price range you are considering rather than treating one community-wide median as the answer.
