Quick answer
I keep a live search running for every home type in The Villages, and for a few of the things buyers ask about by cost or by timing. Pick the one closest to what you have in mind. Most open live MLS listings. New construction, open houses, rentals, and the Historic Section open a guide instead. If you would rather set your own filters, start from the full search instead.
Home types
The seven series the developer builds, ordered by how often buyers ask me for them. The last card searches all four detached series at once.
Designer Homes
The most common series in The Villages. Roughly 1,400-2,500+ sq ft of living area, in at least 80 villages.
Patio & Courtyard Villas
The smallest, lowest-maintenance homes here. A courtyard villa adds a walled private yard; a patio villa does not.
Premier Homes
The largest homes, on premium homesites - golf frontage, water views, oversized lots.
Cottage Homes
1,702-2,254 total sq ft, two- and three-bedroom plans. The smallest of the four detached series.
Veranda Homes
A Designer-style plan with a fenced backyard. Southern Area only, in at least 18 villages.
Manufactured Homes
The Historic Section only. You own the land, no bond was ever levied, and most sales are cash.
Single-Family Homes
Everything detached in one search: Cottage, Designer, Veranda, and Premier together.
Home features
These cut across every series above. A pool home or a corner lot can be any home type, so use them alongside a type search rather than instead of one.
Golf Course Homes
Fairway or green frontage. Check whether the course is executive or championship - the cost differs.
Pool Homes
A private pool on its own lot, not a district pool. Rare on villas, common on the larger series.
Waterview Homes
A pond, a lake, and a preserve all carry the same listing label. Go look before you decide.
Cul-de-Sac Homes
Dead-end streets with no through traffic, usually on a pie-shaped lot that widens at the back.
Corner Lot Homes
Two street frontages and a bigger yard. Walk the corner first - some front a busier road.
Cost, construction, and timing
What a home costs you every year, what it is built out of, and what is on the market right now. The bond is the one most buyers underestimate.
No Bond & Bond-Paid Homes
No annual bond payment carries over to you. Twenty-four villages have none at all.
New Construction Homes
Brand-new from the developer. You go through their builder reps, not an outside Realtor.
Open Houses

Rentals
Seasonal and annual. What is furnished, what the rent covers, and what stays with the owner.
Historic Section
Nine Lake County villages that never had a bond - the oldest homes, and the highest county tax rate of the three.
Block & Stucco Homes
Concrete block with a stucco exterior. Typical on Premier Homes, common on Designer.
Wood-Frame Homes
Wood frame with vinyl siding. Standard on Patio Villas, common on Designer Homes, and on some Courtyard Villas too.
