Seven things most buyers don't know until it affects a decision — or shows up at closing.
- The amenity fee is not an HOA fee. The Villages has no traditional HOA. The amenity fee (~$204/month) is a deed-based contractual fee for access to recreation facilities — not an HOA assessment, not optional, and not comparable to HOA fees in other communities.
- The bond is separate from the purchase price. It is a property-based infrastructure assessment that transfers with the home and appears on the annual property tax bill. A $400,000 home with a $5,000/year bond costs meaningfully more per year than a $400,000 home with no remaining bond balance.
- County matters for taxes. The Villages spans Lake County (~1.6% — the highest), Marion County (~1.53%), and Sumter County (~1.0% standard, ~1.29% inside City of Wildwood limits — the lowest). The same $400,000 home costs roughly $2,100–$2,400 more per year in property taxes in Marion or Lake County than in Sumter County.
- ZIP code does not tell you the county. Villages ZIP codes (32159, 32162, 32163, 34762) cross county lines. Sumter County and Lake County homes can share a ZIP. Always verify the county by address at the relevant property appraiser — not by ZIP alone.
- MLS and VLS are different listings systems. Resale homes are listed on the MLS and require a licensed agent. New construction homes are sold through the developer's own system — outside agents cannot represent you on a direct new-construction purchase from the developer.
- Roof age affects insurance more than most buyers expect. Florida insurance carriers scrutinize roof age closely. A roof that's 15 or more years old can be difficult to insure or carry a significantly higher premium. Get insurance quotes before the inspection period ends — not after you've committed to a home.
- Newer areas carry higher bond balances. The southern area's high annual carrying cost comes almost entirely from the CDD bond — not from higher purchase prices or tax rates. A newer southern area home may look affordable until the $4,000–$6,000+/year bond payment is part of the math.
