Never had a bond is not the same as paid off

The nine Historic Section villages were never brought inside a Community Development District. No bond was ever issued against these parcels. There is no balance, no payoff quote to request, and no schedule to look up. The district says so directly:

“The Lady Lake/Lake County portion of The Villages is not located in the geographical boundaries of a Community Development District, but is in the service area of the Village Center Community Development District (VCCDD).”

That is a stronger claim than a home whose bond reached zero. Twelve other villages, in Districts 1 and 2, also have no bond payment. Those bonds were issued decades ago and have since been retired. On the tax bill the result looks the same, but the history is different, and so is what you have to check. On a retired bond you still confirm the balance in writing, because two homes on the same street can differ. In the Historic Section there is nothing to confirm.

The Villages spans Sumter, Marion, and Lake counties. These nine villages are in Lake, which carries the highest rate. A new buyer here can expect roughly 1.6% of purchase price for the 2025 tax year. In unincorporated Sumter County it is roughly 1.0%. On a $300,000 home that works out to about $4,800 a year against about $3,000 — a gap near $1,800, every year. That is the real trade against never having a bond.
