It is the one community in this comparison with no homeowners association at all. The association dissolved in 2014, and the gate, the pool, and the golf course belong to a private owner instead.

Spruce Creek South looks like every other gated 55+ community from the road. The difference is in who owns the amenities and who decides what you pay for them.
There is no HOA. There has not been one since 2014. The gate, the pool, and the golf course are owned by a private, for-profit company, and that whole package sold on November 13, 2025 for $14.9 million — the deed is recorded with Marion County. Residents pay the owner a monthly fee to use the amenities. They do not elect a board, they do not vote on the fee, and they have no formal say if the fee goes up.
That is not a scandal and it is not a reason to rule the community out. Plenty of people live there and like it. But it is the single fact that should change how you shop here, and it is the reason I put the ownership question at the top of this page instead of the amenity list.

Spruce Creek South is not Del Webb Spruce Creek
These are two different communities with two different owners, two different governance models, and two different fee structures. Listing portals mix them up constantly, and so do sellers. Before you tour anything, confirm which one you are standing in.
Three tells:
- The plat name in the legal description reads Spruce Creek South rather than Spruce Creek Golf and Country Club.
- Del Webb Spruce Creek's staffed gate is on Del Webb Boulevard, off US 441/27.
- Del Webb Spruce Creek addresses carry Del Webb Blvd or interior streets platted under that name.
The difference is not cosmetic. Del Webb Spruce Creek has a resident-controlled HOA that owns its recreation facilities outright. Spruce Creek South has no association at all. Same road, same corner of Marion County, opposite answers on the question that matters most.

The monthly amenity fee
Paid to the private owner of the gate, pool, and golf course — not to an association. I am not printing an amount here because none is published, and the ownership changed in November 2025. Get the current figure in writing before you sign anything.
The Marion County package — not a community fee
Unincorporated Marion homes carry a county package of about $513.97 on the tax bill: a $283.97 fire assessment (tax year 2025) plus solid waste and stormwater. Some listings present this as a Spruce Creek South charge. It is not. It is the county, and it follows you to Oak Run, Stonecrest, or Del Webb Spruce Creek unchanged.
Property tax — verify by address
I do not publish a tax rate for this community. The Marion rate quoted elsewhere on this site was computed for Villages parcels in Marion County and does not transfer to a non-Villages home. Pull the actual bill for the specific address at the Marion County Property Appraiser.
No CDD assessment
There is no community development district here, so no bond and no CDD maintenance line on the tax bill. That is a real structural difference from The Villages, where the bond can add several thousand dollars a year on a newer home.
Golf is pay to play
The course belongs to the same private owner and is open to the public. Nothing about golf is bundled into what residents pay, so budget it separately if you play often.
Roof and HVAC age
This is an older community, and Florida insurers price roofs hard. Ask for the roof installation date in writing and get an insurance quote before your inspection period ends — that applies here exactly as it does inside The Villages.
Spruce Creek South versus The Villages
Where Spruce Creek South can win
It is smaller and quieter. It is gated, which most villages in The Villages are not — only a few there have a gate. There is no CDD bond and no CDD maintenance assessment, so two of the five recurring costs a Villages buyer has to plan for simply do not exist here. Homes are generally older and priced accordingly.
It also sits close to The Villages without being in it. You are ten minutes from the shopping and the medical offices along US 441 without carrying a Villages cost structure.
Where The Villages wins
Governance, first. In The Villages you pay a monthly amenity fee that is a contractual obligation tied to the deed, adjusting by CPI on each home's anniversary. It is a known mechanism written into a document you can read before you buy. At Spruce Creek South a private owner sets the fee and residents do not vote.
Then scale. The Villages has 130 recreation centers, five town squares with free nightly entertainment, and 45 executive golf courses where walking play is included in the amenity fee. Spruce Creek South has one pool, one course, and one gate.
