Oak Run Homes for Sale in Ocala, FL
Oak Run is a gated 55+ community in Ocala, in Marion County. It is developer-owned in perpetuity: Oak Run Associates, Ltd. owns the gates, the recreation centers, and the common areas, sets the monthly service fee on its own authority, and residents never vote on it.
What is Oak Run?
In most 55+ communities the developer eventually hands the amenities to the residents. At Oak Run that never happened, and the structure is not written as temporary. Oak Run Associates, Ltd. owns everything except the homes and the lots they sit on — the common areas along the roads, the gates, and the recreation centers.
Residents pay Oak Run Associates a monthly service fee. The company sets that fee on its own authority and may raise it once a year. There is no board election and no resident vote on the amount. There is an organization called the Oak Run Homeowners Association, and it is worth knowing what it is: a social club. It governs nothing.
I am not printing a fee figure on this page, because Oak Run Associates does not publish a schedule and I will not put an unsourced number in front of a buyer. Call Oak Run Associates at 352-854-5775, get the current amount in writing, and ask when it last changed.

Who actually runs Oak Run
Oak Run Associates, Ltd. The company that developed the community still owns it, and there is no turnover date on the horizon. What it owns is everything except the homes and the lots underneath them: the common areas along the roads, the gates, and the recreation centers.
That ownership drives the money. Residents pay Oak Run Associates a monthly service fee. The company sets the amount itself and may raise it once a year. Residents do not elect anyone who sets it, do not vote on increases, and have no budget to review.
The name confusion is worth clearing up. There is an "Oak Run Homeowners Association." It is a social club. It organizes activities. It does not govern the community, does not own the amenities, and does not set the fee. If a listing implies that buying here puts you into a resident-run association, that is wrong.
None of this makes Oak Run a bad place to live. The fee buys real services — trash pickup, 24-hour staffed gates, basic cable, and the recreation facilities — and plenty of residents are satisfied. But you should walk in knowing that the price of those services is set by a company you cannot vote out, and you should ask for the increase history before you commit, not after.
One more thing this structure does not include: golf. The course is semi-private and separate from the service fee.
What you actually pay at Oak Run
The monthly service fee
Paid to Oak Run Associates, not to an association. There is no published schedule, so no figure appears here. Call 352-854-5775 for the current amount in writing, and ask what it was two and five years ago.
What the fee covers
Trash pickup, 24-hour staffed gates, basic cable, and the recreation facilities. That bundle is broader than most HOA dues in this group, which is part of why a straight fee-to-fee comparison across communities misleads.
The Marion County package — not a community fee
Unincorporated Marion homes carry a county package of about $513.97 on the tax bill: a $283.97 fire assessment (tax year 2025) plus solid waste and stormwater. Some listings present it as an Oak Run charge. It is not — it is the county, and it follows you to Stonecrest or either Spruce Creek unchanged.
Property tax — verify by address
I do not publish a tax rate for this community. The Marion rate quoted elsewhere on this site was computed for Villages parcels in Marion County and does not transfer to a non-Villages home. Pull the actual bill for the specific address at the Marion County Property Appraiser.
Golf is separate
The course is semi-private and is not part of the service fee. Budget it on its own if you play regularly.
Roof and HVAC age
Florida insurers price roofs hard, and this is an established community. Ask for the roof installation date in writing and get an insurance quote before your inspection period ends.
Oak Run versus The Villages
Where Oak Run can win
The bundle. Trash, staffed gates, basic cable, and recreation in one monthly figure is more than most communities in this group include, and there is no CDD bond and no CDD maintenance assessment on the tax bill. Two of the five recurring costs a Villages buyer plans for do not exist here.
It is gated, which The Villages is not. It is in Ocala, which puts you near hospitals and the horse country rather than in the middle of Villages traffic. And homes here are generally older and priced accordingly.
Where The Villages wins
Governance, clearly. In The Villages the amenity fee is a contractual obligation tied to the deed, adjusting by CPI on each home's anniversary — a mechanism you can read before you buy. At Oak Run a private company sets the fee, may raise it annually, and residents never vote. Neither structure is a resident-elected board, but only one of them is written down and capped by a formula.
Then scale: 130 recreation centers, five town squares with free nightly entertainment, and 45 executive golf courses where walking play is included in the amenity fee. Oak Run's course is separate and semi-private.
The Villages adds the bond and the CDD maintenance assessment on top of the amenity fee. See my cost of living guide for what all five costs come to, and the full 55+ comparison for the rest of the field.
Oak Run in Ocala, FL: common questions
Oak Run Associates, Ltd. The developer never turned the community over to the residents. It owns everything except the homes and the lots they sit on, including the common areas along the roads, the gates, and the recreation centers.
Not a governing one. There is an organization called the Oak Run Homeowners Association, but it functions as a social club and governs nothing. Oak Run Associates makes the decisions.
No. Oak Run Associates sets the monthly service fee on its own authority and may raise it once a year. Residents never vote on it. That is the arrangement, not a temporary situation, and it is the fact I would want a buyer to understand first.
Oak Run Associates does not publish a fee schedule, so I will not print a number I cannot source. Call Oak Run Associates at 352-854-5775 and get the current amount in writing, along with when it last changed.
Trash pickup, 24-hour staffed gates, basic cable, and the recreation facilities. Golf is not included.
No. There is no community development district, confirmed against a 2025 parcel tax bill. So there is no bond and no CDD maintenance assessment on the tax bill.
No. Oak Run is in Ocala, in Marion County, well north of The Villages. It is a separate community with a completely different ownership structure.
