Why it matters: this community has a resident-controlled HOA that owns its facilities. Spruce Creek South has had no HOA since 2014 — its gate, pool, and course belong to a private owner, and residents have no vote on the fee. Getting the two mixed up means getting the most important fact about the home exactly backwards.
