If golf is the reason you’re moving to The Villages, where you buy matters more than you might think. The community has 45 executive courses and 15 championship courses. A cart ride from the northernmost course to the southernmost can take well over an hour. Living close to the courses you’ll actually play makes a real difference in your day-to-day. Here’s my honest take on the best villages for golfers, organized by what kind of golfer you are.

How does golf work in The Villages?

Two things to understand first. Walking play on all 45 executive (9-hole) courses is included with your monthly amenity fee. That fee runs about $204 a month for new buyers as of early 2026. Current rates are posted at districtgov.org. If you ride a cart, each cart needs its own trail pass. The 15 championship (18- and 27-hole) courses carry separate greens fees. Championship greens fees and memberships are not covered by the amenity fee. So “best for golf” really means two things: proximity to executive courses for casual daily rounds, and access to championship courses for serious play. Which villages have the best championship golf access?

The corridor between CR 466 and SR 44 — roughly from Lake Sumter Landing down to Brownwood — has the densest concentration of championship courses. Villages here put you within a short cart ride of Palmer Legends, Cane Garden, Mallory Hill, Havana, and more.

Village of Pennecamp neighbors the 27-hole Cane Garden Championship course. Village of Winifred and the surrounding Bridgeport villages sit near Arnold Palmer Legends, one of The Villages’ signature courses. Village of Amelia shares its name with the Amelia Course at Mallory Hill Country Club, and Village of Hadley and Village of Bonita sit right around the Havana championship course.

Which villages are best for homes on a championship course?

If you want to live directly on a championship fairway, a few areas stand out. Village of Tierra Del Sol, between Spanish Springs and Lake Sumter Landing, is built around its own championship course and is one of the more sought-after golf neighborhoods in the northern part of the community — golf course-view homes here are competitive.

The Belle Aire area sits between two 27-hole championship clubs — Glenview Champions to the south and Nancy Lopez Legacy to the north. And for the most exclusive golf-oriented homes, Village of Harmeswood offers Premier Homes on large lots near Glenview Champions — it’s the highest-end golf neighborhood I cover.

Which villages are best for new-construction golf living?

The southern part of The Villages, around Sawgrass Grove and Eastport, is where the newest golf-oriented neighborhoods are being built. Village of Fenney sits at the older end of that stretch. It is one of the newer villages community-wide. But it was among the first built south of SR 44, with homes from 2016–2020. Six southern villages date to 2025. It has two executive courses, Red Fox and Gray Fox. It also has Fenney Putt and Play, a 4-acre natural grass short-game area rather than a numbered course.

The newest golf villages cluster around the Shallow Creek Championship course and the Woodlands Championship course. Village of Moultrie Creek and Village of Shady Brook sit near Shallow Creek with golf and water views throughout, while Village of Edenfield is built alongside the Woodlands Championship course. These are the villages to look at if you want the latest home designs with golf access built in — just know that newer villages carry active bond balances, which affects your total cost.

Which villages are best for casual executive golf?

If your golf is more about a quick 9 holes a few times a week than serious championship play, proximity to executive courses matters most — and since walking those courses is included in your amenity fee, casual executive golf is one of the best values in The Villages. Executive courses are spread throughout the community, so most villages put you within a short cart ride of at least one.

Village of Santiago sits by the El Santiago Executive course in the northern area. The older northern villages generally have the advantage of mature courses and mostly paid-off bonds, which keeps carrying costs lower. Northern, Central, or Southern — which area is best for golfers?

Each area has a golf case to make. The Northern Area has established courses, mature landscaping, and mostly paid-off bonds — good value for casual golfers. The Central Area, between the two main roads, has the densest championship access. The Southern Area has the newest courses and home designs, with the trade-off of higher active bond balances. The right answer depends on how you play and what you’re willing to spend on total carrying cost.

There’s no single “best village for golf” — it depends on whether you want championship access, a home on a fairway, the newest construction, or affordable casual play. What I tell golfers is to figure out which courses you’ll actually play most, then look at the villages within a comfortable cart ride of those courses.
